How Much Is a Container Home in Australia? 2026 Pricing Guide

A straightforward 2026 price guide — what you’ll actually pay, what’s included, and the costs most people forget.
Last updated June 2026.

The short answer

In Australia, a fully-fitted, ready-to-live-in container home typically costs between about $24,000 and $45,000 depending on size, layout and finishes. Basic DIY flat-pack kits can start lower (around $8,000–$15,000) but arrive as a shell you assemble yourself. Fully custom, building-code-certified container homes from premium builders can run $80,000 and up.

At Portable Tiny Homes, our fully-fitted models start from $23,900 — delivered and set up across NSW and the ACT.

What you're actually paying for

“Container home” covers a huge price range because it covers very different products. Understanding the three broad tiers is the fastest way to know what a price quote really means.

1. DIY flat-pack kits — from roughly $8,000–$15,000

The cheapest option. These arrive as a flat-packed shell that you (or trades you hire) assemble on site. The headline price is low, but it usually excludes insulation, a finished kitchen and bathroom, delivery, assembly and connections — and many are not built to the Australian Building Code. Once you add everything needed to actually live in it, the real cost climbs.

2. Fully-fitted, ready-to-ship homes — roughly $24,000–$45,000

This is where Portable Tiny Homes sits. The home arrives complete — kitchen, bathroom, flooring, lighting, insulation and finishes already done — and is set up on your block, typically in a day. You get a move-in-ready home without the build time, and pricing is transparent and fixed up front. For most buyers, this tier offers the best balance of cost, quality and speed.

3. Custom, fully certified builds — $80,000 and up

Bespoke designs built to full Class 1 building-code certification, often as a permanent primary dwelling. These cost the most and take the longest, but suit buyers who need a fully council-approved permanent home built to order.

What makes the price go up or down

Two homes of the same size can be priced quite differently. The main factors:

  • Size and layout — more floor area, extra bedrooms or a second bathroom add cost.
  • Level of finish — premium benchtops, appliances and fittings cost more than standard.
  • Insulation and off-grid capability — solar, batteries and water tanks add to the price but cut running costs.
  • Custom extras — decking, air-conditioning, upgraded joinery and the like.
  • Delivery distance — the further from the depot, the higher the transport cost.
  • Site access — tight or difficult access can add to setup costs.

The costs people forget

The home itself is the big number, but budget for these too so there are no surprises:

  • Delivery and transport — usually priced by distance to your block.
  • Site preparation — a level, stable base (pads or footings) for the home to sit on.
  • Plumbing and electrical connection — you’ll generally need a licensed plumber and electrician for final connections to services.
  • Council fees — if your situation requires any approval (see our council approval guide).
  • Optional extras — decking, fencing, landscaping or appliances you add yourself.

Container home vs a traditional granny flat or build

This is where container homes make the strongest case. A traditional, built-on-site granny flat in Australia commonly costs in the range of $180,000 to $250,000 and takes months to build. A comparable fully-fitted container home can cost a fraction of that and be set up in a day — and because it’s relocatable, it can move with you or be sold separately later.

A rough comparison

Traditional granny flat (built on site): commonly $180,000–$250,000, several months to build, fixed to the land.

Fully-fitted container home: from $23,900, set up in about a day, relocatable.

So, is a container home worth it?

For buyers who want an affordable, fast, move-in-ready dwelling — whether that’s a granny flat, a home office, a rental, or a first step onto the property ladder — a fully-fitted container home offers strong value. You trade the full customisation of a traditional build for a much lower price and a near-instant setup. The right choice depends on your budget, your land and how you plan to use it.
